You should meet with a qualified realtor that has experience with short sales. There are pro's and cons to doing a short sale and you need to be informed o the risks, liabilities, timelines and what is needed from you to proceed with a short sale to make sure it's the right decision for you. I have closed many short sales successfully and we have a short sale negotiator on our team. I would be happy to help you out and all realtor fees associated with a short sale are paid by the bank.

Realtor's compensated by the seller in a transaction. So it is free to use a realtor when purchasing a home. However, there could be a situation where a home buyer and realtor have an agreement for compensation paid by the buyer for special circumstances such as real estate consulting, etc. But for 99% of the time, realtors are compensated by the seller.
