I smoke cigs [although I've cut back] and they have to be marlboro red 100s, I'm a brat about coffee, I never sleep. There are other things but those are the ones I'm most annoying about.

Be able to keep up with a conversation, relaxed but still down to go out and party and can accept or at least deal with my bad habits.

I don't really need one, it just depends on my financial situation at this point. I had roommates in daly city when I was out there for a few months 2 years ago and... Messy.
